Preparing Your "For Sale By Owner" (FSBO) House for the Market.
To sell your home yourself, you must realize that first impressions are more important
than many people think. Most buyers make their decision based on a combination of
emotional impressions, particularly the "curb appeal" your home evokes in their
minds.
Here are some exterior preparation tips:
- Do the repairs necessary to make your home looks it's best.
- A trimmed lawn, pruned and healthy trees, swept and free of stains driveway will
assure a positive first impression and help you sell your home fast.
- Flowering plants are an effective and inexpensive way to improve "curb appeal."
- Paint window sills, clean and paint your front door.
- Make sure storm doors are in working order and glass is clean.
- Consider an attractive urn with live seasonal flowers.
- Have a yard sign
that is bright and attracts attention.
Important interior preparation tips:
- Open all drapes and window treatments and turn on as much lighting as possible.
- A warm fire going in the fire place, soft music playing, and bread baking in the
oven will engage the senses and create the atmosphere most desired for a great first
impression of the interior of your home.
- Make sure walls are clean and if necessary touched-up or repainted.
- Remove clutter and as much as 1/3 of your furniture. Consider removing some of the
collections, toys and general "knickknacks" that may be emotional favorites to you,
but actually may distract people from the main features of your home.
- Have your carpets professionally cleaned. Discard or even replace throw rugs unless
they really look great.
